Tips On The Maintenance of Your Heating And Cooling System (HVAC)

HVAC stands for heating, ventilating and air conditioning. This equipment is now a necessity in every home and building structure. The investment on this equipment is relatively huge and therefore you would always want this to have a longer lifespan. You want it to be functional at optimum level. The key to the long lasting life and efficient operation is regular maintenance.

There is certain level of maintenance that you can perform but there is another that only professional service technicians can.

The most common, even considered the most important maintenance for the heating and cooling system (HVAC) is a regular replacement of the furnace or air filters. These parts are easy to change. Regular replacement will ensure that the air flowing through the furnace or air conditioner is clean. The filters will block the dust, debris and dirt from moving to your house.

These filters are not expensive. They are available in any hardware store or even in supermarkets. A filter can last for three months but you may buy the cheaper or lower end brand and replace the filter regularly every month. These filters trap the dust and dirt which prevents your air to be polluted. However, there are filters that can block even the smallest particles of dust and allergens. These are more expensive but if the residents of your house are sensitive, then you have to use these filter types – the HEPA filters.

Another maintenance that you can implement is sucking the dust, dirt and debris in the blower wheel, flue and motor through a shop-vac. When dust is not vacuumed from the blower wheel, the equipment will run slowly. You have to vacuum your HVAC equipment at least twice a year and doing this will make you device last longer and at the same time operate properly.

These are just the two steps that you can do yourself. You cannot do the third; you will need the services of a professional technician. As the HVAC is a machine, this will need periodic tune up. The process will necessitate total shut-off of the power and cleaning of the burners. The service person will also check the wiring, all controls and leaks. All hazards, if there are, can be checked and repaired.

If you have already have a heating and cooling system, you can prolong its life and you can make it work at optimum power level if proper maintenance is observed. You can regularly replace the furnace filter and you can vacuum the blower wheel. And annually, it is recommended that you get the services of a professional service technician for the machine’s inspection and tune up.
